Rhyl properties to go on market weeks after being pulled from auction

On July 30, estate agents Allsop were due to auction online 35, 40, 42, 44 and 48 River Street; 31 Vale Road; and 56 East Parade.

While 35 River Street was leased to Rochdale-based Sanctuary Trust on July 29, no reason was given for the removal of the other six from the auction.

Now, though, 40 and 48 River Street, and 56 East Parade, have been put back up for auction on September 10, via Liverpool-based estate agents Sutton Kersh.

The River Street properties and 31 Vale Road were previously used by subsidiary companies under the “Big Help Group” umbrella to help provide temporary accommodation to homeless residents.

Big Help Project, a charity, is currently subject to a Charity Commission inquiry after a significant increase in its reported income was identified.

On Sutton Kersh’s website, 56 East Parade (Toffees Guest House), has a guide price set of £90,000+, and is described as a “vacant substantial three-storey semi-detached property which has been previously used as a six-bedroomed guest house”.

Sutton Kersh has set a guide price of £120,000+ for 40 River Street (Anchor B&B) - a “vacant semi-detached three-storey property which has been previously used as an eight-bedroomed guest house”.

Meanwhile, 48 River Street (The Cove Guest House) has a guide price of £180,000+ - a “vacant three-storey detached property which has previously been used as a 13-bedroomed guest house”.

Allsop was contacted by the Journal earlier this week but said it could not comment on why the Rhyl properties were pulled from its July 30 auction.

The remaining properties – 42 and 44 River Street, and 31 Vale Road – have not yet been re-listed.

On September 10, the auction will be streamed live on Sutton Kersh’s website, starting at 12pm.
