A PROPOSAL to construct 49 new affordable homes in Bodelwyddan, as well as new footpaths and a public open space, has been submitted.
The development, if approved by Denbighshire County Council’s planning committee, would take place on 2.49 hectares of land adjacent to Maes Owen, off Abergele Road.
Housing association Adra is behind the plans, with the site to be funded by “Land for Housing” and “Social Housing” grants.
Adra and its board have committed to investing £198 million with partners to build more than 1,200 new homes within the next five years across North Wales.
Extract from a design and access statement, submitted as part of the planning application, read: “The area has been identified as having a meaningful shortfall in available affordable housing.
“This means a development on this site should be high on the council list as it would introduce a wider variety of housing types to the area.
“The current site use (agricultural) means it is unlikely to include any contamination or surprises below ground.
“The existing hedging should be maintained as much as possible and this will drive options for the site layout, although this also has the potential to enhance future green spaces.
“The site is on the edge of an established residential area which provides access to a good range of established public transport and amenities.
“Utilising this would mean more focus can be given to the onsite housing provisions.”
The proposed dwellings would be a mix of detached and semi-detached, with the potential to also include some small terraced or walk-up apartments.
It will comprise mostly two-storey dwellings, with scope for some to rise to 2.5 or three storeys.
Adra added that it believes the proposed development would “function well and add to the overall quality of the area”.
It said: “At the heart of this proposal are the principles of good design, desirability and creating housing choice with the intent of providing a sustainable community where people want and are proud to live.
“The high-quality architectural design will provide visually attractive and energy efficient homes, which are of an appropriate mix, layout and scale surrounded by effective landscaping.
“The proposed development will establish and maintain a strong sense of place, creating an attractive, welcoming and distinctive housing development which aims to minimize its impact on the environment and local ecosystems.
“The scheme is designed to be safe, inclusive and accessible to all.
“It promotes, through the provisions of generous sized private gardens and large public open space, a healthier lifestyle and wellbeing and as such would serve as an enriching asset to the local area.”
