HOUSE prices increased by three per cent in Denbighshire in January, new figures show.
But the rise does not reverse the longer-term trend, which has seen property prices in the area suffer a 1.5 per cent annual decline.
The average Denbighshire house price in January was £202,468, Land Registry figures show – a three per cent increase on December.
Over the month, the picture was different to that across Wales, where prices decreased 0.1 per cent, and Denbighshire was above the 0.5 per cent rise for the UK as a whole.
In the 12 months to January 2024, average house prices decreased in Wales to £213,000 (falling by 0.8 per cent).
Over the last year, the average sale price of property in Denbighshire fell by £3,200 – putting the area 11th among Wales’s 22 local authorities with price data for annual growth.
The highest annual growth in the region was in Ceredigion, where property prices increased on average by 4.8 per cent, to £264,000. At the other end of the scale, properties in Newport lost 6.7 per cent of their value, giving an average price of £222,000.
First steps on the property ladder
First-time buyers in Denbighshire spent an average of £180,700 on their property – £2,500 less than a year ago, but £44,900 more than in January 2019.
By comparison, former owner-occupiers paid £223,300 on average in January – 23.6 per cent more than first-time buyers.
Property types
Owners of semi-detached houses saw the biggest rise in property prices in Denbighshire in January – they increased 3.1 per cent, to £182,601 on average. Over the last year, prices dropped by 0.9 per cent.

Terraced: up 3 per cent monthly; down 1.9 per cent annually; £144,592 average
Flats: up 2.7 per cent monthly; down 3.3 per cent annually; £100,898 average
How do property prices in Denbighshire compare?
Buyers paid five per cent less than the average price in Wales (£213,000) in January for a property in Denbighshire.
Across Wales, property prices are low compared to those across the UK, where the average cost is £282,000.
The most expensive properties in Wales were in Monmouthshire – £332,000 on average, and 1.6 times the price as in Denbighshire.
The highest property prices across the UK were in Kensington and Chelsea, at £1.2 million.
