PLANS to build 45 homes in Prestatyn have been lodged.
Castle Green Homes is behind the development [lodged with Denbighshire County Council] which has been earmarked for land at Midnant Farm, Gronant Road.
Four homes out of the 45 proposed are set to be affordable.
The development is set to comprise of the following housing mix:
- Affordable housing - three two-bedroom semi-detached dwellings and
- One three-bedroom semi-detached dwelling.
Also planned are 10 two-bed semi-detached dwellings; eight three-bed semi-detached dwellings; 14 three-bed detached dwellings and nine four-bed detached dwellings.
A design and access statement into plans says: "The proposed dwellings will all be a maximum of two-storeys in height, reflective of the prevailing local character.
"The proposed mix of dwellings allows for a layout such that it does not create issues of massing which would be out-of-keeping with the local character, and provides for the efficient use of the land consistent with its LDP (local development plan) housing allocation.
"Plots five to 10 and 41-45 will positively address the site frontage on to Gronant Road, whilst plots 11 to 14 positively address the proposed site entrance (by fronting on to the internal access road on entry. The layout has been designed to provide for the efficient use of the land to deliver 45 new homes, with private gardens backing on to the site’s Western, Northern and Eastern boundaries.

"There is some but limited use of private driveways to access plots one to 5 and 27-30.
"The affordable homes will be indistinguishable in their appearance from the open market homes."

The document goes on to say that the "layout has respected the council’s required separation distances and has sought to avoid any issues of overlooking/loss of privacy consistent with the council’s spacing standards."
It adds: "This includes those existing residential properties backing onto the Site off Ffordd Onnen and Rhodfa Celyn to the immediate West."
